Planning Department - General Information
Development Review-
Development review represents the greatest percentage of the workload for the Planning Department. Applications that are received and evaluated by the Department include:
- staff level decisions
- accessory uses
- home occupations
- Property Boundary Adjustment
- sign permits
- certificates of zoning compliance
- Council level decisions

- conditional uses
- planned developments
- subdivision and condominium plats
- annexation and zoning
- variances
- vacation of easements

The Planning Director has the authority to provide interpretations of Zoning Ordinance provisions and to decide routine and uncontested matters such as fence waivers, accessory uses, home occupations, sign permits, and lot line adjustments (with the Public Works Department). These are listed as staff level decisions above.
The Planning and Zoning Commission and City Council hold public hearings on the more complex and intense applications such as conditional uses, subdivisions, and planned developments. These are listed as council level decisions.
